The quality of an epoxy floor depends almost entirely on the preparation. Concrete must be mechanically prepared — ground or shot-blasted — to open the surface and allow proper penetration of the primer. Moisture testing is essential in Dubai where ground moisture can cause delamination. We carry out all preparation in-house using our own equipment and never skip the testing stage.

A properly applied epoxy floor in a residential garage typically lasts 5–10 years before recoating is needed. Commercial and industrial floors with heavy traffic may need recoating after 3–5 years. The biggest factor in longevity is preparation quality — a well-prepared substrate with the right primer system dramatically outperforms a poorly prepared one.

A standard garage or showroom floor takes 2–3 days: day one for preparation and grinding, day two for primer and base coat, day three for topcoat. Some systems allow faster recoat windows. Full cure for light foot traffic is typically 24 hours; vehicle traffic requires 5–7 days of full cure time.

In some cases yes, but it requires careful assessment. Tiles must be fully bonded, with no hollow or cracked tiles. All grout lines must be filled and feathered before coating. We assess each floor individually and will advise honestly if tile removal is a better option for the specific situation.

Epoxy provides excellent adhesion, chemical resistance and hardness — ideal as a base coat system. Polyurethane is more flexible, UV-stable and abrasion-resistant — better as a topcoat for areas with heavy traffic or UV exposure. Many premium floor systems combine both: epoxy base coats with polyurethane topcoat for the best of both properties.
